In real estate, a non-contingent offer means the buyer has made an offer to purchase a property without any conditions that must be met before the sale can close, such as a mortgage approval or home inspection. This makes the offer more attractive to sellers in a competitive market.

We understand both the Real Estate and Lending sides of the business and know that traditional financing options don’t fit every need and can be expensive. Our individualized strategies work with all parties to make sure it creates a solution that works for everyone to win!

NO… while we do look at the overall situation, we don’t have the rigid underwriting like your traditional lending institutions. We know that sometimes common sense is enough to make the deal work.

If your home doesn’t sell within the 120-day window, we will purchase it at within the terms in the initial contract. But here’s the thing: Our goal is for YOU to sell it at market value. In most cases, 120 allows plenty of time to work with your realtor to sell at a competitive market price. At the time of a new contract, we terminate our agreement and you’re good to go!

We know timing matters when you’ve found your dream home. Once we understand your situation, we work quickly to provide a solution so you can make your offer with confidence. Most decisions are communicated back to all parties within 48 hours. Exact timelines vary based on your specific needs, but speed is part of what we do. Ideally, we love to be a part of the solution during your initial pre-approval conversation with a lender.
